history verification with Corporation des propriétaires
immobiliers du Québec (CORPIQ).
4. Tenant must provide proof of civil liability insurance
($2M) for the duration of the lease and
must be provided prior to the signature of lease.
5. Tenant must provide a confirmation Letter of the Hydro
Quebec Account Transferred.
6. Tenant must read and agree to the building's by-laws and
regulations.
7. Tenant is responsible for all move-in & move-out related
rules & fees required by the
syndicate.

During the Lease:
9. Only tenants who are listed on the promise to lease and
the lease agreement are allowed to
reside within the premises. Any unauthorized residents
would be considered a breach of the lease.
10.No Pets
11. Tenant shall not, and shall not permit anyone to, use,
grow, smoke or vape tobacco, cannabis,
or any other illegal substance in any indoor part of the
premises, the common areas or the
property of which they form a part.
12.No Airbnb or similar short-term sublet. Any such
activity will be considered a repudiatory
breach of the lease
13. Tenant will be responsible for paying any penalty due
to their failure to comply with the
bylaws and declaration of co-ownership.
14. Tenant will also be responsible for paying any fees due
to the loss of any keys or magnetic
key.
15. Tenant is not allowed to sub-lease or lease transfer
without written permission from the
Landlord.
End of Lease:
16. The Tenant, at their own expense, is required to return
the rental unit in its original
condition (including appliances), covering any damages
(beyond normal wear and tear) and cleaning
fees.
17. At the end of the term rented, the unit must be
returned in the same condition as when rented
this includes all inclusions of the unit, as well as the
general condition of the unit.
18.If at the end of the term the lease is not renewed, the
tenant MUST honour ALL visit requests
for all prospective tenants, for which 24-48 hours' notice
will be given. The same applies to
visits from prospective buyers in case the condo goes for
sale during the term leased.
